It is your responsibility to serve your Harringay neighbour(s) with a Party Wall Notice if you are planning to undertake any significant work to an internal or external party wall that you and they share.
According to the Party Wall Act you must give a certain period of notice using a Party Wall Notice – the period depends on the type of work you are undertaking.
If you are planning excavation work close to your Harringay neighbour’s boundary or if you are constructing a new wall next to or across your boundary, you must serve a Party Wall Notice at least a month before work is due to begin. For excavations the Party Wall Notice must include plans and detailed drawings of the proposed development to your Harringay property.
If you are planning work that directly impacts the party wall such as cutting into it, removing a chimney breast, inserting beams, you must serve your Harringay neighbours with a Party Wall Notice two months’ in advance of work beginning.
You can, of course, tell your Harringay neighbours of your plans unofficially before they receive the Party Wall Notice. A conversational approach is likely to smooth the process over and keep relations friendly.
If you would like a specialist Party Wall Surveyor to advise you on the particulars of a Party Wall Notice or to draft it for you, please do call Paul Brettell today for free initial advice on 07815 051255.
